<p>1. Never take your photos with a cell phone camera.  Cell phones are for phone calls, cameras are for pictures.<br />
2. Use a wide angle lens to get the best view of a room, particularly a small room.<br />
3. Update your pictures as the seasons change.  No one wants to look at a snow filled yard in July!</p>

<p>1. Reading is a dress rehearsal for life!<br />
2. Try not to get in your picture.<br />
3. Don’t take a picture of anything gross.  Just let it flow.</p>

			<content:encoded><![CDATA[<p>Is a virtual tour worth the money? That has to be the number one question in every real estate agent&#8217;s mind when deciding whether or not to invest in a virtual tour for a listing. The answer depends on a number of factors.</p>
<ul>
<li>Is the listing priced right? If the seller insists on listing for a price that is well over where you think the listing will sell, it may not make sense to spend the money on a tour <em>right now</em>. Maybe once the seller realizes his folly and lowers the price you can invest in a virtual tour.</li>
<li>Does the home show well? If the home is cluttered and doesn&#8217;t show well in person, then a virtual tour won&#8217;t be a magic bullet to a sale. Virtual tours are like a stroll through the home. They provide a much better prospective than still photos. Use a virtual tour to save time and money on showings to give prospective buyers a real life walk-through of a home.</li>
</ul>
<p>Those are just two factors to consider. Some offices add a virtual tour to virtually all listings. Others use virtual tours only for high end homes. Every real estate agent needs to decide what works best for them.</p>
